GRCA Notices and Reminders
MAINTENANCE: All requests for maintenance of individual units with the exception of emergency repairs must be submitted in writing through the office or directly to our Management Company or Board of Managers. This has always been the proper procedure as directed by our Covenants and Bylaws as a homeowner association. Please keep in mind repairs with in your unit (that are not the responsibility of the Association) may affect or damage other units or common areas and must be addressed by the owner. Failure to do so will result in additional repair expenses being charged back to the owner or resident. If you are not sure of your responsibilities consult the GRCA Declarations, or contact LCM Property Management. Water shut off requests must be submitted in writing through the office with a 7-day advance notice, except in the case of an emergency.

CONTRACTED VENDORS: Anyone performing work for an owner or resident within a unit that requires access to or may effect common areas within GRCA must check in with the GRCA office. Proof of insurance and or Board approval may be required for any work done on GRCA premises.

OPEN WINDOWS AND HEATING PROBLEMS: With cold weather approaching, keep windows and balcony doors closed when the heat is on. If the heat in your unit is not working properly, call the GRCA office or LCM to schedule a heating inspection.

CLOGGED DRAINS: If a drain is clogged or slow, the blockage is usually inside the unit and is the homeowner's responsibility. Occasionally the blockage is outside the unit and the association pays for repair. A plumber can determine this.

DOORS: With expensive new entry doors now installed throughout the complex, we need your cooperation in using the new doorstops when moving articles in or out. DO NOT prop or jam doors open in any other way, as this caused the destruction of the old doors.

KEYS: The GRCA office is not responsible for providing or replacing individual unit and mailbox keys. This is a homeowner responsibility. Please contact LCM for information on replacement keys or lock changes and emergency access. NOTE: In the event of an emergency where access is needed to a unit if keys are not readily available to the Association all damage by forced entry remains the responsibility of the owner.

PLEASE CONSERVE WATER! Please do your part in conserving water by being conscientious of water use. We have been advised to anticipate continued drought conditions and possible significant increases to our water rates. City of Golden water restrictions apply to all residents of GRCA. If there are leaky faucets or toilets in your unit, please call LCM for a list of licensed plumbers to make necessary repairs. NOTE: If we do not voluntarily and significantly reduce our water consumption, water meters may be installed for each unit.

SATELLITE DISHES: A number of unauthorized satellite dishes have been observed on balconies and roofs at Golden Ridge. As required by our Rules and Regulations, you MUST first notify the Board in writing, and receive written approval for any additions or alterations to common areas; including roofs and balconies.

TRASH: All trash must be placed INSIDE dumpsters with the exception of large items such as appliances and carpet. Contact GRCA office for information on how to properly dispose of any large items. Trash and personnel items may not to be left or stored in hallways or common areas at any time. CIGARETTE disposal trays are being installed throughout the complex SMOKERS please use them, they are not meant for trash.
